The Short Answer: What Your Interiors Are Actually Made Of

Every piece of furniture in your flat is four decisions stacked on top of each other. The board inside, which is the carcass. The finish stuck to the outside, which is the shutter. The strip covering the cut edge. And the hardware that makes it move. Get those four right and a kitchen still works after fifteen years.

For a Navi Mumbai flat the safe default is BWP grade plywood in the kitchen and anywhere within reach of water, BWR plywood or HDHMR in bedrooms and living areas, 1mm laminate on surfaces people touch, 2mm edge banding on every exposed edge and branded soft close hardware. The rest of this guide is about when it is worth spending above that line, and when spending more buys you nothing.

Materials matter more than people expect because they turn invisible the moment they are installed. Once the laminate is pressed on and the shutters are hung, an MR ply carcass and a BWP ply carcass look identical. The difference appears in year three, under the sink, in the middle of a monsoon.

Carcass and Shutter Are Two Separate Decisions

Carcass and shutter are two separate specifications and belong on two separate lines in a quotation.

This separation lets you spend where it counts. A kitchen with a BWP plywood carcass and a plain laminate shutter will outlast one with an MDF carcass and a beautiful acrylic shutter, at roughly the same price. The first you can re-laminate in year ten for a small sum; the second you rip out. Never compromise on the carcass, because you cannot repair it without dismantling the unit.

Plywood Grades: What MR, BWR and BWP Actually Mean

Plywood is thin sheets of wood glued in alternate grain directions. The grade tells you what glue was used and how much water the glued joint can take. That is the whole story. The shine and the smell of the sheet tell you nothing.

MR means moisture resistant, often called commercial ply. It uses urea formaldehyde glue and is tested for humidity, not for water sitting on it. BWR means boiling water resistant, made with a modified phenolic glue and tested through a boiling water cycle of several hours. BWP means boiling water proof, made with phenol formaldehyde glue, and is what most people mean by 710 grade.

One confusion is worth clearing. IS 303 covers plywood for general purposes and contains the MR and BWR grades. IS 710 is a separate, tougher standard written for marine plywood, involving a far longer boiling water test and higher glue shear strength. When a supplier says 710 ply, that is the claim worth verifying.

These are rates per square foot of board, which is a different measure from the ₹800 to ₹2,200 per sq ft of carpet area that a finished turnkey job is quoted at.

The Marine Plywood Myth

Marine plywood has a reputation in Indian homes it did not ask for. It was developed for boat hulls and structures that stay wet. In a flat, the worst exposure any panel sees is a leaking sink trap or a wet cloth left on a shelf, and BWP grade handles that comfortably. Worse, marine ply is usually sold as a magic word rather than a specification: a carpenter who says he is using marine ply without naming the brand, the IS number and the thickness has told you nothing.

The second myth is that a waterproof board makes a waterproof cabinet. Water rarely attacks the face of a panel. It gets in through the raw cut edge, the screw hole and the joint under the sink. A BWP panel with an unsealed bottom edge sitting in a puddle will still swell at that edge.

How to Tell Real 710 Plywood From a Sticker

You do not need a laboratory. You need four minutes with a sheet before it is cut, which means being at the flat on the day material lands.

Look at the cut edge first. Good plywood shows even, tight layers with no gaps, no overlapping veneers and no soft light-coloured core patches. Count the plies: a 19mm sheet should have a consistent odd number of layers. Phenolic glue lines look dark reddish brown and are usually visible on a genuine BWP sheet. Lift a corner; quality hardwood ply is heavy for its size.

Then check the paperwork. The ISI mark should carry a licence number, the brand should be printed on the board itself and not only on a paper sticker, and most established manufacturers now add a batch or QR code you can verify from your phone. Ask for the purchase invoice in your name showing brand, grade and sheet count, because material bought against your own bill is far harder to substitute.

MDF: Where It Belongs and Where It Will Fail

MDF is wood fibre bonded under heat and pressure into a dense, uniform board. It has no grain, no voids and no natural movement, which makes it the best surface available for paint. For a smooth PU shutter, a routed groove pattern, a fluted panel or a curved profile, MDF is correct and plywood is wrong.

Its weakness is water, and its second weakness is screws. MDF absorbs moisture through any unsealed edge and swells permanently. Screws driven into the edge hold well the first time and progressively less each time they are removed, which matters at hinge positions where adjustments happen.

So the honest placement is decorative panelling, headboards, television backdrops, painted shutters, CNC-cut jaali work and partitions in dry rooms. Not kitchen base units, not vanities, not utility areas. Indicative rate is ₹45 to ₹65 per sq ft in 18mm, which is exactly why it turns up in cheap quotations where it should not.

HDHMR: The Middle Path That Actually Works

HDHMR stands for high density high moisture resistance board. Like MDF it is engineered wood, but denser and made with a different resin system, and it behaves noticeably better around humidity. It arrives dead flat, holds screws far better than MDF and takes every finish, which is why factory-made shutters increasingly use it.

Where it earns its place is shutters. A large wardrobe shutter in plywood can twist over a few seasons, because plywood is a natural material with internal stresses. An HDHMR shutter stays flat, which on a full-height wardrobe shows up as doors still lining up years later.

It is not a licence to ignore water. HDHMR resists humidity, not standing water, and a base unit under a leaking sink will still suffer. It is heavy too, so a tall shutter needs an extra hinge. Indicative rate is ₹85 to ₹120 per sq ft in 18mm, sitting between MDF and BWP plywood.

Particle Board: Being Honest About the Cheapest Option

Particle board is wood chips and shavings pressed with resin. At roughly ₹35 to ₹50 per sq ft in 18mm it is the cheapest board in the market, and it is what most flat-pack furniture is built from, usually pre-laminated so no separate finishing is needed.

It has genuine uses. In a three-year office lease fit-out, pedestals, storage backs and modesty panels in pre-laminated particle board are a rational decision, and we specify it that way under our Commercial Interior Design Services when the tenant hands the premises back before the material reaches end of life.

It has no business in a home kitchen or a wardrobe you expect to keep. It holds screws poorly, sags across any span over about two feet, and disintegrates rather than swells when wet. If a quotation is dramatically cheaper than the rest and does not name the board, this is usually why.

Block Board: Still Useful, Often Misunderstood

Block board has a core of softwood battens laid side by side between veneer faces. It is much lighter than plywood of the same thickness and very stiff along the batten direction, which is what you want in a long shelf or a tall door.

Its traditional uses are flush doors, long open shelves, wide table tops and oversized wardrobe shutters, where a 7 foot panel in block board is far lighter than the same panel in 19mm ply and puts less stress on the hinges.

The catch is the core. Between the battens there are small gaps, and a screw or hinge landing on a gap has nothing to bite into. Good carpenters mark the batten positions before fixing hardware; careless ones do not, and the hinge pulls out within a year. Indicative rate is ₹70 to ₹110 per sq ft in 19mm, and it is not a water-tolerant material.

WPC and PVC Boards: The Wet Area Answer

WPC, or wood plastic composite, and PVC foam board are the two materials that genuinely do not care about water. They absorb effectively nothing, termites will not touch them, and they can sit in a wash area for years without changing shape. In a coastal city with a four month monsoon, that is a serious advantage.

The right places are bathroom vanities, the base unit below a kitchen sink, washing machine platforms, dry balcony storage and any cabinet against a wall known to get damp. Most of our clients now take a mixed specification: WPC for the two or three cabinets that see water, BWP plywood for the rest.

Know the limits. WPC holds screws less firmly than plywood, so shelves need shorter spans. Both materials soften with sustained heat, so a WPC shutter in direct afternoon sun is a mistake. Thin, low-density PVC foam board is the version that gives the category a bad name. A decent 18mm WPC board runs ₹90 to ₹140 per sq ft.

Which Material Goes Where in a Navi Mumbai Flat

Here is what we would specify for a typical two or three bedroom flat in Nerul, Kharghar or Ghansoli on a normal budget. Water exposure decides the carcass, height and span decide whether you need the extra stiffness of HDHMR or block board, and appearance decides the shutter. It is not the most expensive combination on offer, only the one that fails least often.

Laminates: Grades, Thickness and What 1mm Really Buys

Laminate is layers of kraft paper impregnated with resin, topped with a printed decorative sheet and pressed at high pressure. Almost every Indian home uses it somewhere, because it is the only finish offering hundreds of designs, real scratch resistance and a sane price at once.

Grade comes before thickness, and it is where the gap between a ₹45 sheet and a ₹250 sheet sits. Everything priced here is HPL, high pressure laminate, pressed as its own sheet and then bonded to a board you choose. Pre-laminated or LPL board is a different product, not a cheaper version of the same one: the decorative paper is fused straight onto MDF or particle board and can never be replaced. Within HPL, catalogues list general purpose grade for vertical surfaces, post-forming grade that bends around a curved edge, and compact grade, which is self-supporting and used for wardrobe shutters and wet-area partitions. A low rate usually means a thin general purpose sheet.

Thickness is the next decision. Zero point eight millimetre is standard for vertical surfaces and adequate. One millimetre is the sensible upgrade for anything hands touch daily. One point five millimetre and above belongs on horizontal working surfaces. Sheets of 0.6mm and below are for internal linings and shutter backs only, and on a visible shutter face that is a cost cut you can see in two years as the print wears at the handle.

Finish matters as much as thickness. High gloss looks striking in a showroom and shows every fingerprint in a real kitchen. Matt and suede finishes are far more forgiving. Anti-fingerprint matt laminates cost more and are worth it on dark colours, where an ordinary matt sheet turns into a smudge map.

Acrylic Shutters: The Mirror Finish and What It Costs

Acrylic gives a deep, reflective, almost glass-like surface no laminate quite matches. It is a sheet of acrylic bonded to an HDHMR or MDF base, available glossy and matt, and it is what most people are picturing when they say they want a modern kitchen.

There are two constructions and the difference is real. Seamless acrylic wraps the same material around the edges so there is no visible line. Standard acrylic uses a matching edge band, which is cheaper and, done well, still looks clean. Ask which one you are being quoted, because the price gap is significant.

The honest downside is maintenance. Glossy acrylic shows fingerprints and fine scratches from anything abrasive, and cleaned with a scrub pad the gloss hazes within a year at exactly the height where hands push doors shut. Matt acrylic is far more tolerant. Cost is an addition of ₹250 to ₹450 per sq ft of shutter over laminate, typically ₹27,000 to ₹50,000 on a compact kitchen and ₹50,000 to ₹90,000 on a large one with around 200 sq ft of shutter area. PU Paint: The Best Looking, Least Forgiving Finish

Polyurethane paint on an MDF or HDHMR base gives any colour you want, in matt, satin or gloss, with a depth laminate cannot reproduce. It is the finish of choice for classical profile shutters, coloured kitchens and anything where the shutter is not a plain rectangle.

It is also the most process-dependent finish here. A proper PU job means primer, sanding, more primer, more sanding, then colour coats and a clear coat, each in a dust-free space with controlled drying. In a factory booth the result is superb. Done at site with the windows open during monsoon you get dust specks, orange peel texture and chipping at the edges.

PU has one advantage people forget: it is the only finish that can genuinely be repaired. A scratched laminate shutter has to be re-laminated; a scratched PU shutter is sanded and resprayed in place and becomes invisible again. Against that, whites yellow slowly, faster in kitchens with heavy frying. Cost runs ₹300 to ₹550 per sq ft.

Membrane Shutters: Cheap Curves, Real Limits

Membrane shutters are made by vacuum-pressing a PVC foil over a routed MDF panel. The foil wraps the face and all four edges in one piece, so there is no edge band and no visible joint. That is why membrane is the standard way to get profile shutters and classical looks at a moderate price, roughly ₹150 to ₹250 per sq ft.

In a mid-budget flat where the client wants a panelled look in bedrooms or living room storage without PU pricing, it is the sensible answer.

The limit is heat. The foil is bonded with adhesive that softens over time, so a membrane shutter next to a hob or above an oven will eventually lift at a corner, and once it lifts the shutter is replaced rather than repaired. Realistic life is eight to ten years in a bedroom and much less in an active kitchen. We do not use membrane on shutters adjoining a cooking range, and neither should anyone quoting you.

Veneer: Real Wood Without Solid Wood Prices

Veneer is a thin slice of real timber pressed onto a plywood or MDF base. Because it is actual wood it has grain variation, warmth and depth that no printed laminate reproduces, and it is usually what people are reacting to when they say a room looks expensive.

Natural veneer is sliced from a log, so no two sheets match exactly. Reconstituted veneer is dyed and re-pressed from fast-growing timber to give a repeatable grain, easier to match across a large wall. Both need a melamine or PU polish after installation, and that polish is part of the cost and the timeline.

Veneer rewards restraint. A whole flat in veneer looks heavy and costs a great deal. One well-chosen surface carries the room, which is the approach we take in most Bedroom Interior Design work: veneer on the headboard wall, laminate everywhere else. Cost including polishing runs ₹350 to ₹650 per sq ft, with grain-matched premium species higher.

Glass, Lacquered Glass and Fluted Glass

Back-painted lacquered glass makes a strong kitchen shutter and an excellent dado above the platform. It is completely non-porous, so oil and masala wipe off in one pass, which no laminate quite does. On shutters it must be toughened, and it must be measured after the carcass is built, because glass cannot be trimmed on site. Cost runs ₹250 to ₹450 per sq ft, and the risk is edge chipping during handling, since a chipped toughened panel is a replacement rather than a repair.

Fluted and reeded glass has become the standard way to separate a foyer from a living area or screen a study without losing light, which suits Navi Mumbai flats where the entrance opens straight into the living room. For any partition within reach of children, specify toughened glass and confirm the thickness, typically 8mm or 10mm.

Edge Banding: The 2mm Detail That Decides the Job

Edge banding is the strip applied to the raw cut edge of a board. It is the least glamorous line in any quotation and the most reliable predictor of whether furniture still looks good in five years.

The failure sequence is always the same. A thin 0.8mm band takes a knock at the corner and lifts slightly. Cleaning water gets behind it, the board edge swells, that lifts more of the band, and the shutter now has a soft, dark, ragged edge that cannot be repaired. On a base unit the same thing happens at the bottom edge, out of sight, from mopping water.

The fix costs very little. Two millimetre PVC edge band on all four edges of every shutter and drawer front, machine pressed with a hot melt or PUR adhesive rather than hand-ironed. Inside the carcass 0.8mm is acceptable on hidden edges, but the bottom edge of any panel near water should be sealed regardless.

Hardware: Hinges, Channels and Why Brands Matter

Hardware is the only part of your interiors that moves, and moving parts are the parts that fail. A kitchen drawer is opened and shut many times every day, every day for a decade, which adds up to tens of thousands of cycles on a component that might have cost ₹300 or ₹3,000.

For hinges, what matters is the cup type, the crank, whether soft close is built in or added as a separate damper, and whether there is three-way adjustment. That last one counts because flats are rarely square, and a fitter aligning a run of ten shutters needs to move each one in three directions. Cheap hinges give one, and the shutter line stays visibly uneven.

For drawers there is a real hierarchy. A plain roller channel is cheapest and noisiest. A telescopic ball-bearing channel is the sensible mid-point with full extension. A tandem box, where the drawer sides are the runners, is the top tier: silent, load-rated and stable when heavily loaded. Tandem boxes in the two or three drawers you use daily and telescopic channels elsewhere is a smart allocation of money.

The reason to pay for a known brand is spares. Ten years from now you will need one hinge that matches the other forty-nine. A branded system will still exist; an unbranded one will not.

Adhesives, Screws and the Small Things Nobody Quotes

Adhesive is the cheapest place to cut a corner and the most damaging. Laminate is bonded to board with contact adhesive, boards to each other with synthetic resin wood adhesive. The gap between a low-grade white glue at around ₹150 per kilogram and a proper SH grade adhesive at ₹300 or more is a few thousand rupees across an entire flat.

What that buys is bond strength that survives humidity. Cheap contact adhesive lets go at laminate corners after a couple of monsoons, and once a corner lifts the whole face has to come off. Cheap wood glue means joints that loosen, which shows up as a wardrobe that racks slightly and shutters that stop closing flush.

Screws matter for the same reason. In kitchens and utility areas, stainless or coated screws should be standard, because ordinary screws rust inside a damp panel and leave brown stains bleeding through the laminate. A carcass built with dowels and screws is also far more rigid than one held with pins and glue.

Termites, Borers and Navi Mumbai Coastal Air

Navi Mumbai sits between a creek and the hills, and humidity stays high for much of the year. Termites are the second constant. In older CIDCO buildings, colonies travel through shared walls, plumbing ducts and bathroom shafts, and they will find untreated softwood and low-grade board. The fix is anti-termite treatment of walls and floor line before furniture goes up, plus borer-proof treated plywood on lower floors.

Beyond chemicals, ventilation does most of the work. Furniture sitting tight against an external wall traps moisture between the panel and the plaster, and that gap is where trouble starts. Leave an air gap behind wardrobe backs on external and bathroom-adjacent walls, and keep base units off the floor on adjustable legs.

Cost Versus Life: The Honest Comparison

Below is how the main materials compare when you divide what they cost by how long they last in a real, occupied flat with a working kitchen and a family using it. Rates are indicative, but the ranking has been stable for years.

Read it with repairability in mind, because that is the column people ignore. A material lasting twelve years that cannot be repaired is often a worse deal than one lasting ten that can be refreshed cheaply in year six.

What Your Quotation Must Say So You Are Not Cheated

Almost every material dispute traces back to a vague quotation. A line reading wardrobe in plywood with laminate finish, 60 sq ft, ₹78,000 is not a specification. Nothing in it can be checked, so nothing in it can be enforced.

A quotation you can hold someone to names the brand, grade, standard and thickness of every material, separately for carcass and shutter. It also states the measurement basis, because the same kitchen priced per running foot and per square foot can differ by a large amount, and shutter area is not developed area. Insist the basis is written once and used consistently.

How to Read a Material Spec Sheet

Every serious manufacturer publishes a technical sheet for its boards, and most homeowners never look at one. It is a single page and it answers questions no salesperson answers straight.

Few lines actually matter. The standard number tells you what the board claims to comply with. Density predicts screw holding and durability better than anything else. Moisture content tells you what happens in humidity, and glue shear strength tells you how the layers hold after a water test. The formaldehyde class deserves a moment of its own: E1 is the common acceptable class in India, while E0 and CARB compliant boards emit substantially less, which matters in a small closed bedroom with a full wall of new wardrobes.

A Worked Example: Materials Inside a Real 2 BHK Kitchen

Take a typical closed kitchen in a two bedroom flat in Kharghar or Kopar Khairane: about 8 feet by 7 feet, one window into a duct, platform on two walls. The furniture is roughly 10 running feet of base units, 8 running feet of wall units and one tall unit about 2 feet wide.

In a well-built specification that job uses 14 to 16 sheets of board: BWP plywood for the base carcasses, WPC for the sink base, BWP or HDHMR for wall units, 1mm laminate with 2mm edge banding, branded soft close hinges throughout, telescopic channels in most drawers and two tandem boxes in the daily-use positions. Material cost lands around ₹95,000 to ₹1,25,000, and with fabrication and installation the finished kitchen sits in the ₹1.5 to ₹2.2 lakh band, inside the usual ₹1.2 to ₹2.5 lakh range for a compact modular kitchen.

Now change one thing. Swap the laminate shutters for glossy acrylic across all units, roughly 110 sq ft of shutter area. At ₹250 to ₹450 per sq ft that is ₹27,000 to ₹49,000 more, pushing the same kitchen towards ₹2 to ₹2.6 lakh, which takes a compact kitchen into premium territory, while the carcass that decides its life has not improved by a rupee. These are the errors we see repeatedly, on jobs we take over and on jobs clients call about after something has failed. None of them needs expertise to avoid, only one more question before signing.

A Practical Checklist for the Days Material Arrives

The material decision is made on paper but enforced on site, on two or three specific days. Be present on those days, know what to look at, and you have solved most of the problem. Materials You Stop Thinking About

Good materials are the ones you forget. Nobody walks into a home and admires the plywood grade or the hinge brand. What they notice is that after eight years the shutters still line up, the drawers still glide, the bottom of the sink cabinet is still square and the laminate at the handle has not worn through to the paper.

Almost none of that is decided by how much you spend. It is decided by where you spend it, and by whether the specification was clear enough to be checked on the day the sheets arrived.
