A kitchen is used three times a day and shows wear faster than any other room. Get the layout and the materials right and it still looks tight after ten years. Get them wrong and the shutters sag, the bottom panel near the sink swells and the chimney struggles.
Vashi has two very different kinds of kitchen. Older CIDCO buildings in the lower sectors usually have a closed kitchen of about 6 x 8 feet, one window opening into a duct, a single water point and a masonry platform already re-tiled twice. The newer towers along Palm Beach Road and across Sectors 17 to 30 have a larger kitchen with a dry balcony, often open to the living room, where the finish has to look good from the sofa as well as work at the stove.
We have been building kitchens across Navi Mumbai since 2011, both as part of full Home Interior Design Services and as a standalone kitchen job where the rest of the flat stays untouched. This page explains how we plan one in Vashi, what the materials actually do, and what the work costs.
In an older CIDCO flat the room is already built, so the decisions are whether to break the masonry platform or build modular units around it, and how to get a chimney duct out through a wall that may already have an exhaust hole in the wrong place. Storage has to go vertical, because floor area is not going to appear from anywhere.
In a Palm Beach Road or Sector 17-30 tower the open plan changes the brief: those shutters are now part of the living room, the chimney has to be quiet because there is no door to shut, and the tall unit becomes the only place high enough to hide the microwave and the grocery stock.

Layout is decided by the position of the window, the water line and the door, not by a picture. Most Vashi kitchens end up in one of five shapes, and the difference between a comfortable kitchen and a cramped one is often 100 mm of clearance somewhere.
Whichever shape you pick, keep at least 900 mm of clear walking space between two runs, and never plan a full-height unit right next to the hob.
Vashi sits beside the Thane creek. Humidity stays high through most of the year and the monsoon runs hard from June to September, so the box under your counter is working in damp air even when nothing has spilled. This is where cheap material fails first, usually at the bottom panel of the sink unit.
BWR ply is fine for wall units and dry areas. BWP or marine grade ply is the better choice for base units, and it is what we specify under the sink, under the hob and for anything sitting on the floor. HDHMR is dense and takes acrylic and membrane finishes well, so it suits shutters but not a floor that gets mopped daily. A stainless steel or aluminium base carcass is the most damp-proof option, and is priced accordingly.
Lifespan is decided by edge sealing. Every cut edge needs proper banding, the sink cut-out needs sealing, and base units should stand on ABS legs so mopping water never touches the panel.

The shutter is what you touch and what guests see, and it carries a large share of the cost. Laminate at 0.8 mm or 1 mm is the practical workhorse, hard wearing and replaceable panel by panel. Acrylic gives a high gloss finish that suits an open kitchen but shows fingerprints and fine scratches, so it sits better on wall units than on a busy base run. PU paint gives a matte or satin finish in any colour and can be repainted years later, but it needs a clean, dust-controlled site. Membrane wraps around routed profiles for a grooved look without joinery cost.
Behind the shutters, hardware decides whether the kitchen feels good: soft-close hinges everywhere, soft-close channels or tandem runners on every drawer, and lift-up fittings on wall units above the hob. Buy branded hinges and channels even on a tight budget, because they are the first thing to fail when cheap.

Granite is still the default across Navi Mumbai. It handles heat, comes in dozens of shades, and a chip can be polished on site. Ask for 18 mm thickness, a proper nosing at the front edge and a skirting behind the counter.
Engineered quartz costs more but is non-porous, uniform in colour and does not stain from haldi the way a light granite can, which makes it the better pick for a plain white or beige counter. Corian and other solid surfaces allow a seamless joint with an integrated sink and can be repaired invisibly, which suits a counter running into a breakfast island. Whatever the material, fix the joint positions before cutting: a joint should never fall across the sink or hob cut-out.

Accessories are where kitchen budgets quietly double, so it helps to know which ones repay the money. In a small Vashi kitchen the tall unit and the corner solution matter far more than a set of matching baskets. We plan the list after asking how the family actually cooks.
Sink, hob and fridge should sit at the three points of a triangle so you can move between washing, cooking and storage without crossing your own path. In a straight or parallel kitchen that triangle flattens, so the priority becomes 600 mm of free counter between sink and hob for prep.
Never put the hob against a side wall, beside the fridge, or under a window where a curtain can reach the flame. The sink is usually best under the window: natural light for the messiest job, and the wet zone stays near the existing drain. Leave 300 mm of counter beside it for wet vessels. If a dishwasher is even a possibility later, plan its slot next to the sink now with water and drain points stubbed out, because adding it afterwards means cutting a finished counter.
Ducting decides whether a chimney works. The shortest run to the outside wall with the fewest bends is what pulls smoke away; a long duct snaking across the ceiling will disappoint you whatever suction rating is printed on the box. In older CIDCO kitchens the existing exhaust opening is often in the wrong place and a fresh core cut is needed, which is a society permission matter. For most Vashi flats a 1,000 to 1,200 cubic metres per hour chimney is enough.
Services are the part of a kitchen nobody photographs and everybody regrets, so we mark the points on a drawing before carpentry starts.
A compact kitchen in an older CIDCO flat, built in BWP ply with laminate shutters, branded soft-close hardware, a granite counter and a basic accessory set, usually lands between ₹1.2 lakh and ₹2.5 lakh. A larger kitchen in a Palm Beach or Sector 17-30 tower, with acrylic or PU shutters, a tall unit, quartz counter and a full accessory list, generally runs between ₹1.5 lakh and ₹4 lakh.
The gap between those numbers is choices, not margin. Shutter finish, the accessory list, the counter material and the amount of civil work are what move the figure. Breaking a platform or making a new duct opening adds civil cost that has nothing to do with the modular units. We quote item by item, so you can drop the tall unit or the carousel if the total runs high.

A straightforward modular kitchen takes three to four weeks from approved drawings to handover: about a week of factory cutting and edge banding, a few days of civil and plumbing work, a week of installation, then the counter, the chimney and the snag list. Rebuilding the platform or changing tiles adds roughly a week.
Vashi societies mostly allow work between 9 am and 6 pm on weekdays, nothing on Sundays and holidays, and want an NOC and a list of workers at the gate before anything starts. We handle that paperwork. Measurements are taken only after flooring and wall changes are done, since a kitchen measured off a drawing is how you end up with a filler strip in a visible corner.

Wipe shutters with a soft cloth and mild soap water, never a steel scrub, and keep abrasive powders away from acrylic. Clean the chimney baffle filters and oil collector every two to three months, monthly if you fry a lot; a clogged filter is the usual reason a chimney seems to lose suction after a year.
Check the silicone bead around the sink once a year and redo it if it has lifted, because that thin line keeps water out of the carcass. Hinges can be adjusted with a screwdriver when a shutter sits unevenly, and light granite benefits from resealing every couple of years. We come back for a check after the first monsoon.
Most of our kitchen work sits within a short drive of the studio, so site visits stay frequent. Sourcing is local too. With Vashi APMC and the sector markets on the doorstep, granite and quartz slabs, plywood, hardware and fittings all come from within Navi Mumbai, so material runs are short and you can see the actual slab the same week instead of approving it from a photograph. A good kitchen is a set of unglamorous decisions taken in the right order, almost all of them settled before a shutter finish is chosen.

Use BWP or marine grade ply for all base units, especially under the sink and hob, because humidity near the creek stays high all year. BWR ply is acceptable for wall units. HDHMR works well as a shutter substrate for acrylic and membrane finishes. Edge banding and ABS legs matter as much as the grade itself.
About three to four weeks from approved drawings to handover. The date to watch is the measurement date, which can only be taken once flooring and wall work is finished. We build modular units under the existing counter or re-shutter the current carpentry, replace the hardware with soft-close fittings and add a tall unit.
