What a shop fit-out costs in Navi Mumbai, straight up

A basic retail fit-out in Navi Mumbai runs about ₹900–1,300 per sq ft of carpet area. A mid-range shop with proper display systems, good lighting and a designed shopfront lands at ₹1,400–2,000. Premium showrooms, jewellery, eyewear, branded apparel, start around ₹2,200 and can reach ₹3,000–3,500 per sq ft. A 500 sq ft sector-market shop therefore sits between ₹4.5 lakh and ₹10 lakh in most cases.

Retail costs more per square foot than a home does, and owners are often surprised by that. A 2 BHK flat gets finished at ₹1,100–1,500 per sq ft on carpet, but a flat is mostly plain walls and a few boxes of joinery. A shop is almost entirely joinery, glass, lighting and flooring, packed into a smaller area, and every surface is on show for twelve hours a day under lights that never switch off.

What retail interiors are actually paid to do

A shop interior has three commercial jobs and everything else is decoration. It has to pull people in from the footpath. It has to keep them inside long enough to see more than one thing. And it has to make picking up a second item easy rather than awkward. Footfall, dwell time and basket size. If a design decision does not move one of those three, ask what it is for before you pay for it.

Footfall is won at the shopfront and in the first two metres. Dwell time is won by circulation width, seating, light quality and how easy the stock is to touch. Basket size is won by adjacency, putting belts near trousers, cases near phones, gift boxes near the till, and by a counter that has room for an impulse rack without blocking the queue. The shopfront: understood at a glance, or walked past

Someone walking past a Navi Mumbai sector market at 7 pm gives your shopfront a glance, not a reading. In that glance they have to work out what you sell, roughly what price band you sit in, and whether the shop is open. Most shopfronts fail on the second point. A cluttered facade with six offer stickers reads as cheap even when the stock inside is not, and a completely blank glass box with a tiny logo reads as expensive and intimidating.

Glazing is the biggest single decision. Full-height clear glass with a slim shutter box works for apparel, eyewear, mobile, bakery and salon, because the merchandise and the people inside are the advertisement. Jewellery and premium showrooms usually want partial glazing with framed display windows, so the eye goes to three lit pieces instead of the whole floor. Grocery, hardware and pharmacy do better with a wide open front and stock visible right up to the line.

Signage: what the society and the building will allow

Shop signage in Navi Mumbai is governed by three separate things and owners usually discover the third one late. First, the local municipal corporation rules on sign size, projection over the footpath and glow sign licensing. Second, the building or society bye-laws, which often standardise the sign band height across all shops in a row so the facade looks uniform. Third, if you are in a mall or a developer-managed complex, the tenant fit-out manual, which can be very specific about typeface, illumination type and even the depth of the letters.

Design-wise, the single most useful rule is legibility at distance. Letter height in inches roughly equals viewing distance in feet divided by ten. If you want the name readable from 100 feet down the lane, the letters need to be about 10 inches tall. Everything smaller than that, the sub-line, the phone number, the category list, is for people already standing in front of the shop, so keep it short.

The decompression zone and the way customers drift

The first 1.5 to 2 metres inside the door is the decompression zone. People crossing that threshold are adjusting from bright outdoors to indoors, checking their phone, folding an umbrella in monsoon, and they are not really looking at merchandise yet. Anything you place there, a promo table, a mannequin, a stack of boxes, gets walked past. Keep it clear. In small Navi Mumbai shops of 300–500 sq ft, owners hate giving up that space, but a shop that feels like it starts one step inside the door pushes people back out.

The second habit is the drift. Most shoppers entering a shop drift to one side rather than walking straight down the middle, and organised retail plans on that assumption. Watch your own doorway for an hour before you decide which side it is in your shop; in most Navi Mumbai units with the shutter on one side and the counter visible on the other, the drift follows the open wall. Whichever side it turns out to be, that is your strongest wall. Put the category you most want to sell there, or the newest stock, or the highest margin line. Do not put the cash counter there, and do not waste it on the staff door.

Layout grids: grid, loop and free-flow

There are three layout families and choosing the wrong one is the most expensive planning mistake in retail. The grid layout uses parallel runs of gondola shelving with straight aisles. It is efficient, gives maximum stock per square foot, and it is what grocery, pharmacy, hardware, stationery and mobile-accessory shops should use. It is not pretty and it does not need to be. In a 400 sq ft chemist in Nerul, straight parallel runs let you shelve right up to both side walls; the moment you curve a run you lose the wall behind it and the floor in front of it.

The loop, or racetrack, gives one main circulation path that takes the customer past every department and returns them to the entrance. It suits apparel, home furnishing, footwear and larger showrooms of 800 sq ft and above, where you want the customer to see all categories. It costs floor area, because the path itself sells nothing, so it rarely works below about 600 sq ft.

A worked layout: 450 sq ft shop in a sector market

Take a typical CIDCO shopping centre unit, roughly 15 ft wide and 30 ft deep, 450 sq ft carpet, one open frontage, a toilet at the rear and a mezzanine possible if the height allows. This shape is everywhere from Sanpada to Kamothe and it plans almost the same way every time.

Keep the first 6 ft as entry and window display. Run whichever long wall your customers drift towards as the power wall for the full depth, with adjustable display, roughly 24 running feet. Run the opposite wall similarly but treat the first 8 ft as secondary and reserve the last 8 ft for a trial room or a service point. Place the billing counter on that opposite wall, about 20 ft in, so customers pass merchandise on the way to pay and staff can still see the door. Leave a central floor strip 1,200 mm wide clear, and use only one low island fixture in the middle, no higher than 1,200 mm, so sightlines to the back wall survive.

Fixtures: what to buy off the shelf and what to build

Every shop needs a decision on fixture strategy, and the honest answer for most small retailers is a hybrid. Buy standard systems for the working display and build custom joinery only for the two or three elements the customer photographs: the shopfront, the counter face and the feature wall.

Custom joinery earns its place at the counter, in glass-fronted display for high value goods, and in the shopfront window. Use it there, and use good material, because these are touched and photographed. Elsewhere, spending ₹1.8 lakh on a bespoke curved shelf that holds the same amount of stock as a ₹40,000 modular run is not a design decision, it is a budgeting failure. Merchandising heights and sightlines

Retail has a vertical grammar and it is simple. The zone from about 1,200 mm to 1,600 mm above floor is eye level, and it sells. From 900 mm to 1,200 mm is touch level and it sells almost as well. Below 900 mm is stretch-down, used for bulk, sale stock and heavy items. Above 1,700 mm is display and communication, not selling, because most Indian customers cannot comfortably reach it and staff will have to fetch things all day.

Sightlines matter as much as heights. Standing at the door, a customer should be able to see the back wall of the shop and at least three distinct categories. That means no floor fixture above 1,200 mm in the middle of the shop, and no full-height partitions except for trial rooms and back-of-house. When a small shop feels cramped, nine times out of ten it is not the area, it is a 1,800 mm high island fixture sitting in the middle of the floor blocking the view.

Lighting, part one: how much light a shop needs

Retail lighting is where small shops most often go wrong, in both directions. Too little light and stock looks dull and dusty. Too much flat light everywhere and the shop reads as a medical store regardless of what it sells. The right approach is layered: an ambient base, then accent light on merchandise at three to five times the base level.

As working figures, general shop floor lighting sits around 300–500 lux. Merchandise faces and the power wall want 750–1,000 lux. Feature display, jewellery cases and window displays go to 1,500–2,000 lux. The shopfront window needs to beat daylight during the day and beat the street at night, which is why window lighting is almost always the most powerful circuit in the shop. The billing counter needs its own 500 lux minimum so staff can read and count without leaning.

Lighting, part two: colour rendering is what actually sells

CRI, the colour rendering index, tells you how truthfully a light source shows colour, on a scale to 100. Cheap LED panels often sit at CRI 70–75. Colours look flat, whites look grey, skin looks ill. For a hardware or stationery shop that is survivable. For anything where colour is the product, apparel, fabric, paint, cosmetics, jewellery, food, it is a direct loss. A saree that looks rich in the shop and dull at home comes back as a return. One that looks dull in the shop never gets bought at all.

Buy CRI 90 or above for all merchandise lighting. A CRI 90 fitting costs noticeably more than a bargain CRI 70 one, and on a 450–600 sq ft shop the whole upgrade is usually a five-figure difference across the fitting schedule. On anything where colour is the product, it is the cheapest thing you can do for conversion. For jewellery, look further at the R9 value, which measures deep red rendering, because that is what makes gold and stones look alive rather than brassy.

Colour temperature is the other half. 3000K warm white flatters wood, gold, skin, bakery and warm fabrics. 4000K neutral suits general apparel, electronics and most mixed retail. 5000K and above is cold and belongs in supermarkets, pharmacies and workshops, or on white metal and silver. Mixing temperatures randomly across a ceiling is the fastest way to make a well-built shop look cheap, so fix one base temperature and use a second only deliberately, for example 3000K accent on gold display within a 4000K shop.

Accent lighting, glare and the ceiling

The difference between a shop that looks designed and one that looks lit is contrast. Aim for accent light on merchandise at roughly three to five times the ambient level. Below three the accent is invisible. Above about ten the shop starts feeling theatrical and the shadows get harsh. Track lighting is the practical way to achieve this in a small shop, because you can re-aim the spots when the layout changes, which it will.

On the ceiling itself, keep it simple in retail. A peripheral cove with a flat central area, painted, with tracks, gives you flexibility and costs far less than a heavily moulded gypsum ceiling. Budget ₹85–160 per sq ft for gypsum false ceiling with basic cove, and expect ₹1.1–2.6 lakh for the full lighting package in a 450–600 sq ft shop once fittings, tracks, drivers and wiring are counted. Leave inspection access wherever an AC drain, a duct or a junction box sits above the ceiling.

Flooring that survives footfall

Vitrified tile at 800x800 or 600x1200 remains the sensible default for most Navi Mumbai shops. Choose a matt or anti-skid finish, not high gloss, because glossy tile plus monsoon feet is a genuine fall risk and it shows every scuff. For premium showrooms, double-charged or full-body vitrified survives far better than glazed. Wooden-look SPC or vinyl plank works well in apparel and boutiques, is quick to lay over an existing floor, and takes the noise out of the room, but keep it away from entrances where grit gets tracked in.

The entrance itself deserves a dedicated detail. A 900–1,200 mm deep entrance matting well, recessed so it sits flush, takes the water and grit off shoes before it reaches the shop floor. During the Navi Mumbai monsoon this one detail saves your floor, your staff's mopping time and your liability. Budget ₹8,000–25,000 for a proper recessed mat, against ₹120–260 per sq ft for good vitrified tile laid, and ₹110–220 per sq ft for SPC plank.

The billing counter and queue design

The counter is the highest-value square footage in the shop and it is usually designed last, badly. It has to hold a POS terminal, a card machine, a printer, a bag store, a phone, a cash drawer, a returns tray and often a laptop, while staying clear enough to look tidy from the front. Plan 1,200–1,800 mm of counter length for a single-till shop and 2,400 mm plus for two tills.

Queue space is the part everyone forgets. At peak, you need 1,200 mm clear in front of the counter for the person paying, plus room for two or three people waiting without blocking the main aisle. Position the counter so the queue forms along a wall, not across the circulation. And keep an impulse display within arm's reach of the person waiting, at 900–1,200 mm height, which is one of the few reliable ways to lift basket size without touching your stock mix.

Trial rooms: small space, large effect on conversion

In apparel and footwear, the trial room is where the sale is won or lost, and it is routinely the worst-designed part of the shop. The minimum usable size is 900x1,200 mm internally, and 1,050x1,500 mm is much better. Anything smaller and customers cannot change without hitting the walls, which quietly ends the sale.

Lighting inside is the critical detail. A single downlight directly overhead throws shadows down the face and body and makes everyone look worse than they do, which is the exact opposite of what you are paying for. Use vertical light from the front at head height, ideally two side sources flanking the mirror, at CRI 90 and 3000K to 3500K. Add a small amount of ambient fill. Customers should look at least as good in your mirror as they will at home.

The rest is practical. A full-height mirror with a 100 mm tilt at the top is flattering. Provide a hook rail with four hooks, a small seat or ledge, a working latch that a child can also open from outside, a curtain track that does not gap at the edges, and a floor that is not cold tile if you can help it. Position the trial room so the walk back out passes a mirror and passes the till. Two trial rooms in a 500 sq ft apparel shop beat one large one, because at 7.30 pm on a Saturday, the queue for a single trial room sends people home.

Back of house: stock, staff and the flow of goods

Every shop needs somewhere that is not the shop. Stock arrives in cartons, gets unpacked, tagged, hung or shelved, and the empty cartons have to go somewhere. If none of that has a home, it happens on the shop floor in front of customers, and the shop looks like a godown by month three.

Allow 10 to 20 per cent of carpet area for back-of-house in a small shop, more for footwear and apparel where reserve stock is bulky. In a 450 sq ft unit, that is a 6 ft deep rear zone with floor-to-ceiling racking, a small work ledge, a hook for staff bags and, if the height permits, a mezzanine above. Footwear is the extreme case: a shoe shop needs box storage roughly equal to its display area, which is why shoe shops have those deep rear walls of boxes.

Security, CCTV and shrinkage

Shrinkage in small Indian retail comes from three places: customer theft, staff error at the counter, and stock that never gets recorded on arrival. Interiors can only fix the first, but layout helps with all three. The rule is simple: no blind corners, no fixture over 1,200 mm in the middle of the floor, and a counter position that lets one staff member see the door, the aisle and the trial room approach at once.

For cameras, four to six are usually enough in a shop under 600 sq ft: one covering the entrance at face height, one over the till pointed at the counter surface and cash drawer, one down each main aisle, and one on the back-of-house door. Put the recorder in a lockable cabinet inside the shop, not visible from the floor, and give it a UPS. Run the cabling during the fit-out inside the ceiling, because retrofitting CCTV into a finished shop means surface casing that never looks right afterwards.

For higher value stock, plan lockable display at the design stage rather than bolting locks on later. Jewellery and eyewear should have keyed glass counters, a safe with a plinth fixed into the slab, and a discreet panic button under the counter lip. Air conditioning, air curtains and Navi Mumbai humidity

Navi Mumbai is humid for most of the year and a shop that is uncomfortable at 7 pm loses dwell time. As a rough sizing figure for retail, allow roughly one ton of cooling per 100–130 sq ft of shop floor, more if the shopfront is full glass facing west, more again if you have a lot of lighting load. That is heavier than residential sizing because of the door opening constantly and the heat from display lighting.

Cassette units in the false ceiling look neatest and distribute better than a wall-mounted split blowing down one aisle. Whatever you choose, plan the drain line and the outdoor unit location before the ceiling closes. Condensate drains that were routed as an afterthought are the number one cause of a stained new ceiling in the first monsoon. Outdoor units need a legitimate place: many societies and shopping centre associations have rules about where compressors may sit and how much noise they may make at the rear.

An air curtain over the entrance is worth the ₹12,000–35,000 it costs in any shop with an open or frequently-opened door. It keeps conditioned air in, keeps insects and street dust out, and reduces the humidity load meaningfully in monsoon. Mount it correctly, with the discharge covering the full door width, or it does nothing except make noise.

Approvals, society consent and the fit-out paperwork

Retail fit-outs get stopped mid-work more often than home projects, almost always over paperwork rather than design. Before the first hammer, collect the consents in writing. From the landlord: written permission for the specific alterations, and clarity on what has to be restored at the end of the lease. From the society or shopping centre association: an NOC for interior work, agreed working hours, debris disposal arrangement and any deposit. From the building manager in a managed complex: the fit-out manual, drawing approval and contractor gate passes.

Statutory items depend on your trade. Shops and Establishments registration, GST, and for food, the FSSAI licence and the associated kitchen or storage requirements. Fire safety requirements scale with size and building type: for anything above ground floor or in a larger complex, expect the association to ask for extinguishers, signage, and sometimes sprinkler tie-in approval before you close the ceiling. Electrical load enhancement is the slow one. A shop moving from 3 kW to 10 kW sanctioned load can take four to eight weeks with the supply company, and it should be applied for on day one, not week six.

Cost bands: basic, mid and premium retail fit-out

All figures are on carpet area and assume the shop shell exists with a floor, plaster and a shutter.

Vinyl or simple ACP shopfront, existing floor retained or basic vitrified tile, modular slotted display, peripheral false ceiling only, LED panels and a few spots, laminate counter, split AC, minimal civil work. This is the right band for a first shop, a short lease, or a high-turnover trade like grocery or stationery where stock, not fit-out, does the selling. That package comes in at ₹900–1,300 per sq ft.

Glazed shopfront with a designed sign, good matt vitrified or SPC flooring, mixed modular and custom display, full false ceiling with cove and track lighting at CRI 90, a proper counter, trial rooms, cassette AC, CCTV and networking, back-of-house racking. This is where most apparel, footwear, mobile, salon and speciality shops in Vashi, Nerul, Kharghar and Belapur should sit, and it prices at ₹1,400–2,000 per sq ft.

Feature facade with framed windows, stone or premium flooring, largely custom joinery with integrated lighting, layered lighting design with high R9, veneer and glass detailing, dedicated display cases, superior HVAC, security hardware. Jewellery, eyewear, high-end apparel and brand showrooms live here, in the ₹2,200–3,500 per sq ft band. Above ₹3,500 you are usually paying for imported finishes or a brand's mandated fit-out specification.

A worked budget: 600 sq ft apparel shop, mid band

Take a 600 sq ft carpet shop on a ground floor in a Nerul or Kharghar sector market, apparel, mid band, targeting roughly ₹1,600 per sq ft, so a budget of about ₹9.6 lakh.

Civil and shell corrections, including patching, one wall demolition, a new toilet door and levelling: ₹65,000. Flooring, SPC plank over levelled screed with a recessed entrance mat: ₹1.05 lakh. Shopfront, toughened glass with slim sections, and a backlit sign board: ₹1.55 lakh. Joinery, wall display systems on three walls, two island fixtures, a 6 ft counter and back counter, plus two trial rooms: ₹3.4 lakh. Electrical and lighting, full rewiring from the meter board, 55 fittings including track spots at CRI 90, cove and window lighting: ₹1.5 lakh. False ceiling: ₹70,000. HVAC, two cassette units, ducting and an air curtain: ₹1.1 lakh. CCTV, networking and POS points: ₹45,000. Painting, graphics and finishing: ₹40,000.

That totals about ₹10.8 lakh, which is a useful lesson: the first honest costing almost always overshoots the target. You then take out ₹1.2 lakh by simplifying the sign to a face-lit box, dropping one island fixture, and using a laminate counter instead of solid surface. What you do not cut is the CRI 90 lighting or the trial rooms, because those are the two lines directly attached to conversion.

Phasing: fitting out while the shop keeps trading

Closing an existing shop for six weeks can cost more than the fit-out. Phasing is the answer, and it works if the plan accepts that phased work is slower and around 10 to 15 per cent more expensive in total, because crews mobilise more than once and work in tighter conditions.

The workable sequence for a running shop is to split it front to back or left to right, and complete each half fully before starting the other. Do back-of-house and the rear wall first, move stock into the finished rear, then take the front. Ceiling and electrical work happens after trading hours where the society permits it, though in most Navi Mumbai residential buildings that permission does not exist, so the honest version is to close two hours early rather than work at night.

Some items cannot be phased at all. Flooring across the whole shop, a false ceiling that spans both halves and the shopfront replacement all need a continuous shutdown, so group them into one closure of five to seven days and schedule it in your slowest week, never in a festival month. Use a dust screen with a zip door and clean the trading half every evening.

A realistic fit-out timeline

A 400–700 sq ft shop, taken from first meeting to opening, runs eight to twelve weeks in Navi Mumbai. Compressing it below eight is possible only if drawings are frozen and long-lead items are ordered before site work starts.

Week 1 to 2 is measurement, trade study, layout options and budget. Week 3 is design freeze: final plan, ceiling and lighting layout, elevations, material selections and the bill of quantities. This is also when signage approval, load enhancement and society NOC go in. Weeks 4 to 5 are civil work, plumbing changes, wiring and shopfront fabrication off site. Weeks 6 to 7 are false ceiling, flooring, joinery installation and AC. Week 8 is lighting fixtures, glass, mirrors, painting and shopfront installation. Weeks 9 to 10 are signage, CCTV, POS, snagging, deep clean and merchandising.

Merchandising takes longer than anyone plans. Filling a shop properly, tagging, arranging, adjusting the light aim, is a solid three to four days for an apparel store and a week for a shop with thousands of small SKUs. Build it into the programme rather than doing it the night before opening. Also allow the shop to run for a week before you fix the lighting aim permanently, because you will only know where the shadows fall once the stock is in.

Common mistakes in Navi Mumbai shop fit-outs

The most expensive mistake is designing for the opening-day photograph instead of for the trading year. The second is treating lighting as an electrical item to be handed to the wireman, when it is the single largest influence on how merchandise looks. The third is signing a lease with a restoration clause nobody read, then building fixed joinery into the landlord's walls.

Before you sign anything: an owner's checklist

The trade study at step two is the one owners skip most. Spending two evenings counting footfall and looking at how three competitors have laid out their shops is free, and it changes the brief more than any moodboard will. Shops in different parts of Navi Mumbai behave differently

In Kharghar and Ulwe, where buildings are newer and ceiling heights in shop units are often generous, mezzanines and double-height display walls are genuinely available and worth using. In older CIDCO rows in Vashi, Sanpada, Turbhe and Kopar Khairane, expect lower slabs, existing conduits in odd places, and society committees with firm views about facades, so plan for shell corrections. In MIDC pockets around Turbhe, Mahape and Rabale, the customer is often a business buyer, the peak is daytime, and a small clean discussion area with a table matters more than window drama.

It is worth being clear about what does not transfer. An office fit-out optimises for staff comfort over eight hours, acoustic control and cable management, and it is judged by the people who work there. Getting the fit-out started properly

A shop interior is a business investment with a payback period, not a decoration exercise. The ₹9–11 lakh you spend on a 600 sq ft shop has to come back through more people entering, staying and buying, and every decision above is really about one of those three. The layout grid, the CRI of a light fitting, the depth of the entrance mat, the width of the aisle in front of the counter, all of it is measured in bills at the end of a Saturday.

Ask for a proper handover rather than a handshake, and know what to expect in the first month. On the last day you should receive a circuit schedule that names which switch drives which track and which circuit feeds the window, so a new staff member can open the shop without guessing. You should get warranty papers filed fitting by fitting with supplier name, purchase date and duration, not a folder of loose bills. Ask for spares from the same batch: a box of tiles or planks, laminate offcuts, and around ten per cent extra light fittings, because a failure in month eight from a different batch shows as a slightly different white on the wall. Then book a return visit two weeks after opening to re-aim every track spot with the stock actually in place, since the aim set on an empty floor is never the right one. A basic retail fit-out costs ₹900–1,300 per sq ft of carpet area, a mid-range shop with proper display systems and lighting costs ₹1,400–2,000, and premium showrooms such as jewellery or branded apparel run ₹2,200–3,500. A 500 sq ft shop therefore usually falls between ₹4.5 lakh and ₹10 lakh. Add 8–10 per cent contingency, because older CIDCO shells almost always need shell corrections.

How long does a shop fit-out take?

Eight to twelve weeks for a 400–700 sq ft shop, measured from first meeting to opening. Roughly three weeks go to design, approvals and ordering long-lead items, five weeks to site work covering civil, ceiling, flooring, joinery and air conditioning, and two weeks to lighting, signage, snagging and merchandising. Do I need society permission for shop interior work?

Yes. You need written landlord consent for alterations with a clear restoration clause, a society or association NOC covering work timings, lift use and debris disposal, and written approval of your signage dimensions before fabrication. Many Navi Mumbai societies allow noisy work only between 10 am and 6 pm on weekdays. Also apply for electrical load enhancement on day one, as it can take four to eight weeks.

Can I keep the shop open during renovation?

Not on your strongest selling wall, which is the side customers drift towards as they walk in. Place the counter deeper into the shop on the opposite side, so customers pass merchandise on the way to pay and staff still see the door. Allow 1,200–1,800 mm of counter length per till, 1,200 mm of clear queue space in front, and a queue that forms along a wall rather than across the main aisle.
