Whether a restaurant works is largely decided before the first customer walks in. Seating a few inches too tight, a kitchen door opening into the passage where waiters queue, an exhaust line pointed at a neighbour's balcony. These are fit-out decisions, and they are expensive to undo once the kitchen is commissioned.
We have been designing and building interiors in Navi Mumbai since 2011. A restaurant is the most demanding brief we take: a commercial kitchen, a public washroom, a licensing file and a service pattern, all inside a shop unit the builder drew for something else.

Most F&B units in Navi Mumbai are ground floor shops in societies, high street units in the sector markets, mall food court counters, or CIDCO commercial blocks. You take over a bare shell: a shutter, a water point, a meter of some sanctioned load, and a drainage stack at the back. Everything else you build.
The services layer decides the plan, not the mood board. Fit the exhaust duct in after the layout is frozen and the place never smells right.
A market row shop and a mall food court counter are different problems at the same carpet area, which is why our Shop Interior Designer in Navi Mumbai team surveys the shell first.
Covers are the currency. Full-service dining needs 15 to 18 sq ft of carpet area per cover once you count seat, table share and circulation. A casual cafe works at 12 to 15, a counter-service QSR at 10 to 12. Below that, chairs knock and the room feels unpleasant however good the design.
Dining usually takes 55 to 65 per cent of carpet area, kitchen 25 to 30, washrooms, stores and staff the balance. A tandoor and Chinese range menu pushes the kitchen to the top of its band, and that has to be accepted at layout stage.
Trace the path a dish takes to the table and the path a dirty plate takes back. If those cross each other, or cross the guest entry, service slows exactly when you need speed. A pass window with a separate dishwash return keeps waiters out of the cooking line.
A service station every 12 to 16 covers, holding cutlery, crockery, water and a billing point, saves staff a shift of walking every month. The counter handles ordering, billing and display, so keep the queue clear of the door, allow 1,200 mm behind for two staff to cross, and run power and data before the stone top is fixed. A bar needs its own wet zone, ice well, glass storage and a lockable bottle display.
A kitchen hood needs enough extraction, a make-up air path so the dining room is not left in negative pressure, and a duct that terminates where the building will tolerate it. In a residential society, that termination is often the hardest approval in the whole project.
Humidity makes it worse. Extract hard without make-up air and the room pulls damp in through every gap, the air conditioning fights it, and condensation marks the ceiling within one monsoon.
On the wet side, a grease trap ahead of the drainage connection is not optional, and it must sit where a cleaner can open it weekly. Kitchen floors need falls to trapped gullies, waterproofing under the screed, and a threshold that stops wash water reaching the dining floor.
Hard floors, a glass frontage, a flat gypsum ceiling and bare walls give you a room that is punishing when full and cold when empty. Guests rarely blame acoustics; they just say the place is tiring.
The remedies are ordinary if planned early: acoustic or perforated board across part of the ceiling, upholstered banquettes, fabric or fluted wood on one or two walls. Kitchen noise needs its own answer, a solid door on a closer, sealed pass window edges, and equipment on anti-vibration pads.
Tell us at brief stage if you plan live music or a bar-led evening. Insulation towards flats above is an early decision, not something to add once the ceiling is closed.
A cafe serving breakfast and dinner needs two rooms out of one shell, and that comes from layering: general light for daytime, table light where the food sits, accent on the bar and feature wall, and low cove light for the evening.
Keep those layers on separate dimmable circuits, dining around 3000K, and the counter and display slightly cooler and brighter so food reads fresh. The one fitting not to economise on is the narrow-beam spot over the table.
Restaurant finishes fail in five predictable places: skirting, table edges, the corner where trolleys turn, the wall behind dishwash, and the floor at the kitchen threshold. Detailing those five is worth more than a nicer laminate.
In practice that means anti-skid full-body tile with epoxy or narrow joints in the kitchen, tiled or stainless cladding to 2,100 mm behind the cooking and wash lines, stainless corner guards on trolley routes, compact laminate tops instead of veneer, and metal or solid frames on furniture that gets dragged twenty times a day.
Humidity punishes the wrong board quickly. Anything in a wet or steamy zone should be marine ply, WPC or stainless and never MDF, and our interior materials guide explains why.
Guests judge a restaurant by its washroom more than owners expect. In a small unit, one well-detailed unisex washroom beats two cramped ones. Extraction must be mechanical rather than a token fan, the floor properly waterproofed, and the door kept out of the dining line of sight.
Staff areas get squeezed out of the plan and then improvised badly on site. Even 30 to 40 sq ft for lockers, a changing corner and a hand wash keeps hygiene inspections comfortable. Dry store, cold storage and a receiving point near the back door belong on the drawing from day one; adding them later costs you covers.
A design can look excellent and still fail an inspection. FSSAI expectations run through the plan: one-direction flow from receiving to storage to preparation to cooking to service, raw and cooked zones kept apart, washable surfaces, pest-proof openings, potable water, separate hand wash points. We draw for that from the start, not a week before inspection.
Fire requirements depend on occupancy and the building: extinguishers, hood suppression where the cooking line calls for it, clear exit routes, signage and emergency lighting, and a drawing set your fire consultant can submit. In a residential society, written consent for the kitchen, gas bank, chimney termination and work timings matters as much as any government file.
We coordinate with your licence consultant and give them the drawings they need. We do not obtain licences ourselves, and any designer promising approvals is promising something outside their control.
Fit-outs cost more per sq ft than homes because of the services underneath. As a working band, a cafe or QSR from shell to opening runs ₹1,200 to ₹1,800 per sq ft of carpet area, a well-finished full-service restaurant ₹1,800 to ₹2,800, and a bar-led or premium concept ₹3,000 upward. Kitchen equipment, loose furniture and billing hardware are budgeted separately.
Multiply those rates by your actual carpet area and the lump sums follow. A 400 to 600 sq ft cafe usually lands between ₹5 and ₹11 lakh, a 1,000 to 1,500 sq ft restaurant between ₹20 and ₹42 lakh, and a 250 to 450 sq ft cloud kitchen running two or three brands ₹4 to ₹9 lakh. Exhaust, waterproofing, electrical upgrade and fire work take 25 to 35 per cent of that, and it is the part owners under-budget.
That services share is worth itemising before you sign anything, because none of it shows on a mood board. It carries the hood, the duct run and the make-up air fan, the grease trap and a fresh drainage line back to the stack, kitchen waterproofing and floor falls, an upgraded incoming cable and distribution board for a cooking load that can be three or four times what the shop was wired for, earthing, washroom and dry-store ventilation, and the extinguishers, detection, signage and hood suppression your fire consultant asks for.
Put numbers on it. A 1,200 sq ft restaurant at ₹2,200 per sq ft is close to ₹26 lakh, of which roughly ₹7 to ₹9 lakh sits below the finish line where no guest will ever see it. Owners who trim that line to afford better furniture usually pay for it twice, once when the electrical board trips through a Saturday dinner service and again when the duct has to be rerouted with the ceiling already closed.

For a 1,000 to 1,500 sq ft restaurant, allow 10 to 16 weeks from frozen drawings to trial run, given a clean handover and payments that keep pace. A small cafe takes 6 to 9 weeks, a cloud kitchen 4 to 6.
Restaurants slip for two reasons: imported equipment ordered after the counter is already built, and society work-timing rules that cut a usable site day down to six or seven hours and stretch every wet trade. The cheapest hour on this project is a shell inspection before you commit to the unit. Clear height, drainage invert, sanctioned load and the exhaust route decide more about your final cost than any design choice.

For interiors, a 400 to 600 sq ft cafe usually lands between ₹5 and ₹11 lakh, roughly ₹1,200 to ₹1,800 per sq ft of carpet area. That covers civil work, services, ceiling, lighting, counter and joinery. Kitchen equipment and loose furniture are separate, and the exhaust and electrical upgrade cost more than owners expect.
On carpet area, allow 15 to 18 sq ft per cover for full-service dining, giving roughly 30 to 43 covers once kitchen, washrooms and stores take their share. A cafe with lighter service reaches 50 to 60. Going further means aisles under 900 mm, which slows service and makes the room uncomfortable.
In most Navi Mumbai residential buildings, yes. The chimney route, its termination point, the gas bank and the working hours normally need written consent from the society or landlord, and this is the approval that delays fit-outs most often. Get it in writing before you freeze the kitchen layout.
The clock starts when the drawings are frozen and the exhaust route is agreed, not the day you sign the lease. From that point allow 10 to 16 weeks to trial run for a 1,000 to 1,500 sq ft restaurant, 6 to 9 for a small cafe and 4 to 6 for a cloud kitchen. Most overruns trace to equipment ordered late or payments that stall labour.
A cloud kitchen has no dining room, so the budget goes into services, storage and a production line built around order volume and packing space. You still need the same exhaust, grease trap, waterproofing and hygiene-compliant flow. Fit-outs are faster and cheaper, commonly ₹4 to ₹9 lakh for a 250 to 450 sq ft multi-brand unit.
