Kharghar is where a large number of Navi Mumbai families buy their first proper flat. The sectors keep spreading outward, the towers are newer than most older CIDCO stock, and the flats are usually larger and better ventilated than the same budget buys in Vashi or Sanpada. That changes the design problem. You are rarely fighting for square feet here. You are deciding what to do with the space you already have.

The other thing that shapes a Kharghar home is the commute. Most owners work somewhere between Belapur, Turbhe, Vashi, Airoli and town, so the flat gets used properly only after about eight in the evening and on weekends. A home that photographs well at eleven in the morning but feels harsh and badly lit at nine at night has failed the people living in it.

Why a Kharghar flat plans differently

Newer Kharghar towers usually hand over a dry balcony off the kitchen, a separate utility point, decent cross ventilation and, in the taller buildings, deep column drops inside the rooms. A twenty-five year old building in Nerul or Kopar Khairane gives you none of that. So the work here is less about squeezing storage into a shoebox and more about handling awkward columns, deep living rooms with two door openings, and windows you genuinely do not want to block.

That last point matters more in Kharghar than anywhere else in Navi Mumbai. Many towers in Sector 20, Sector 34 and Sector 35 look out at the hills or across the golf course. If you have paid a premium for that view, tall storage on the wrong wall will quietly cancel it. We fix view lines first, then place the heavy furniture.

Planning by flat size: 1, 2 and 3 BHK

In a 1 BHK the single decision that matters is whether the living room has to double as a guest bedroom and a work corner. If it does, we design around one convertible piece and one continuous storage wall. Scattered small units make a compact flat look cluttered without holding much.

A 2 BHK is the most common brief we get in Kharghar, and the usual trap is spending the whole budget on the living room. The second bedroom is where luggage, festival items, school material and off-season clothes actually end up, so it needs planning, not leftover money. Storage-first design, not decor-first

Almost every complaint about a badly done flat comes down to storage: not enough, or the wrong kind in the wrong place. Before colour or finish, we list with the client everything that has to live in the flat, from suitcases and bedding to festival decorations, dry ration and the second mattress, and give each one a physical place.

Ceiling heights in newer Kharghar towers make lofts genuinely usable above wardrobes and above the kitchen, and a loft is the cheapest storage per cubic foot you will ever buy. Skipping lofts to keep the elevation clean is a decision most people regret by the first monsoon, when everything comes off the balcony and back indoors.

The modular kitchen in a Kharghar flat

Most newer kitchens here come as a straight or L-shaped platform with the dry balcony attached. The builder platform is often longer than the counter you actually need, and that length is better spent on tall storage than on more empty granite.

A compact modular kitchen usually lands between ₹1.2 and 2.5 lakh. Larger kitchens with tall units, a basket set, a chimney and better hardware run from about ₹1.5 to 4 lakh. The difference is mostly shutters, hardware and carcass material rather than layout, so it is a dial you can turn without redesigning anything. Wardrobes, TV unit and fixed furniture

Wardrobes are usually the second largest line, at ₹60,000 to ₹1.5 lakh per room depending on width, internal fittings and finish. We normally recommend one floor-to-loft run along the full available wall rather than a smaller wardrobe with a dressing piece beside it. The full run holds far more and reads calmer. If you want a dresser, keep it shallow and on the opposite wall.

TV units and living room storage fall between ₹35,000 and ₹1.2 lakh, and what moves that number is how much is closed storage and whether there is a panelled backdrop. Bed and study table sizes must be frozen before the electrical layout, since a socket moved after the ceiling closes means cutting it open again. Lighting for a home used after eight

This is where the Kharghar commute changes the design. If the family reaches home at nine most evenings, one ceiling light per room is not a lighting plan. It leaves shadows exactly where you need light: over the kitchen counter, over the study table and beside the bed.

We plan in layers, a general layer, a task layer and a low warm layer for the hours before sleep. False ceiling with lighting for a full flat runs ₹40,000 to ₹2 lakh depending on home size and coverage. Balcony, dry balcony and utility

Kharghar flats are among the few in Navi Mumbai where the balcony is deep enough to actually sit in. Before enclosing it, count what you lose: drying space, ventilation and, in hill-facing towers, the reason you bought that flat. We usually keep the main balcony open with weather-resistant seating and outdoor-grade flooring, and move the practical work into the dry balcony.

The dry balcony should carry the washing machine, drying line, mop, bucket and a small closed cupboard for cleaning material. Getting those out of the bathroom and kitchen makes the whole flat feel more organised.

Any change to the balcony grille or elevation needs society approval, and the committee will usually insist all flats follow one common design. Worth checking before you fall in love with a drawing.

Materials that survive Kharghar humidity

Kharghar sits against the hills, and the air stays damp for a long stretch of the year with a heavy monsoon rolling straight off the slopes. Materials fail in the same three places every time: the kitchen carcass under the sink, the wardrobe wall shared with a bathroom, and the bottom shutters of anything standing on the floor.

Our standard for flats here is a moisture-resistant or marine grade carcass in wet zones, good commercial ply elsewhere, laminate or acrylic shutters in the kitchen and proper edge banding on every exposed edge. The substrate and the edges matter more than the finish, because a cheap carcass behind an expensive shutter fails just as fast. What it costs and how to phase it

For turnkey work in Kharghar, a 1 BHK generally comes to ₹3.5 to 5 lakh, going to ₹6 to 8 lakh at a premium specification. A 2 BHK typically lands between ₹6 and 12 lakh, with most families settling around ₹7 to 9 lakh, and a 3 BHK or duplex runs ₹10 to 18 lakh. On carpet area that is roughly ₹800 to ₹1,000 per sq ft for a smart budget fit-out, ₹1,100 to ₹1,500 for a comfortable one and ₹1,600 to ₹2,200 and above for premium work.

Many Kharghar buyers are servicing a home loan at the same time, so phasing is a fair question. Civil work, plumbing shifts, electrical, false ceiling and painting must all happen in phase one, because doing them later means breaking a finished home. Society permissions, timings and lift protection

Kharghar complexes tend to be large and strictly managed, which is good for residents and simply means the paperwork has to be done properly. Most societies here ask for a written application, drawings for any civil change, an undertaking that the structure will not be touched, a refundable deposit and the contractor's worker details before material comes up.

Work timings are usually about ten in the morning to six in the evening on weekdays, with noisy work banned on Sundays and holidays. Debris must leave the same day, the service lift has to be lined and the lobby floor covered. How long a Kharghar flat actually takes

A 1 BHK typically takes four to six weeks on site, a 2 BHK six to ten weeks and a 3 BHK ten to fourteen weeks, once material starts arriving. Add one to two weeks before that for design finalisation and society approval, and expect the monsoon to slow painting.

Sequence matters as much as the total. Rushing carpentry ahead of ceiling and paint, which usually happens when someone wants to see the wardrobe going up early, causes rework later. Know what your Kharghar tower already gives you before comparing quotations with an older node: a dry balcony, a washing machine point, slab height for lofts and plumbing that rarely needs shifting. What is the cost of interior design for a 2 BHK flat in Kharghar?

In a ₹7 to 9 lakh 2 BHK, carpentry usually takes close to half the budget, the modular kitchen roughly a fifth, and false ceiling with lighting and electrical another fifth. Painting and small civil changes take what remains. Appliances, curtains, sofa and beds sit outside that figure, so budget for them separately.

How long does interior work take in a Kharghar flat?

Carpentry is rarely what delays a Kharghar site. The usual causes are a committee taking its time over the approval, one service lift shared by a whole tower limiting material movement to fixed hours, and monsoon weeks when paint will not dry. Depending on flat size, plan for roughly four to fourteen weeks on site.

Do I need society permission for interior work in Kharghar?

Yes, and the part owners underestimate is the refundable deposit. Can interior work be done in phases if my budget is tight?

Which materials are best for a flat in Kharghar because of humidity?

Two spots decide it. Under the sink, seal the cut edge around the waste pipe and raise the carcass on legs so standing water never touches the base. On a wardrobe wall shared with a bathroom, get a damp check done first, then leave a small gap behind the back panel so the unit is not pressed against wet plaster.
